A lease is a binding contract, often for years, and the organisation and sometimes its trustees will be liable for the rent and the repairs it contains. Before you sign, be clear about:
- the length of the lease, break clauses, and what happens at the end
- rent, rent reviews, service charges, rates relief and utilities
- who is responsible for repairs, and the condition of the building when you take it on
- what you are allowed to use the premises for, and whether you can sub-let or share
- insurance and any requirements of the landlord
Take legal advice on any lease that commits the organisation for more than a short period; the cost is small against the risk. Licences to occupy and room hire agreements can be a lighter alternative when you need space but not a long-term commitment. FVA lets office space and meeting rooms to third sector organisations in Fife.
